Low Voltage Radon Mitigation Installation

A client called shortly after moving into their new home and wanted to explore having a radon mitigation system installed to lower a known elevated reading. Fortunately, the basement was unfinished and we had unlimited options to design our system. Future plans dictated that the basement may be finished and optimized for an open concept, so we decided to run our extraction point near the electrical panel. When finishing the basement, you must leave reasonable access around the panel, so they planned on creating a closet around the area. At the exterior, it allowed us to run a pipe near an existing downspout and keep it away from the front of the home for aesthetics. 

 

To ensure the system will be viable, we tested the air pressure differential with a micromanometer before coring our first hole in the concrete. Given ideal results, we moved forward with our extraction point. We follow the AARST/ANSI radon mitigation standards to ensure we are following the best industry practices. We also provide our customers with the best equipment and materials to ensure the system will last and perform up to our standards. We use ASTM rated radon sealant around the perimeter joints to ensure our air communication is optimized. We seal the sump pit with a proper lid configuration that includes a view port or built in acrylic viewing area as set by standards. After our fan is installed and our exhaust point is terminated per standards, we verify our system performance with a follow up micromanometer reading. In this case, air pressure differential nearly doubled, so we know we have effectively depressurized the sub slab. Given this data, we know our fan sizing is ideal and our system is designed in a manner that will significantly reduce radon levels.

 

Once our system is completed, we install a micromanometer to identify initial vacuum pressure, along with an identifying tag that lists our company data, credentials and data of install as required by standards, We also leave a homeowner guide to help understand the system and mark all pit covers, piping and any other required areas with proper tags or identifiers. Most important, a step that is often simply skipped or not included by some discount installers is a proper follow up test to ensure system performance. We include a follow up test with a professional grade continuous monitor to ensure your radon levels are properly lowered. In this case, we lowered the radon level to 0.7 pCi/L, which is a very successful result.

We had a concerned seller and a concerned buyer. The radon level was elevated within the home and although the buyer loved everything else about it, they did not want to have radon as a concern.
