Crawl Encapsulation and Sub Membrane Depressurization System

Encapsulating a crawl or exposed soil area has many benefits, but did you know that in order to make it radon resistant we have to take additional measures to ensure it's as air tight as possible? There are standards set by AARST/ASNI that specify the types of materials and installation methods that should be employed by radon professionals. Recently we had an opportunity to employ encapsulation methods to reduce an active radon level in excess of 10 pCi/L. 

 

It's important to understand that crawlspaces create some unique challenges. Not only are they small, humid and filled with air particulate, but they are also an area that people have to access for maintenance and potentially store items so the material has to be installed with durability in mind. Many discount installers will use cheap materials that are not properly reinforced or may not even be intended for this use. As a National Radon Defense contractor we have access to the same proprietary materials that are used by the best basement system contractors throughout the nation. In this instance, we used a 12 mil reinforced Cleanspace anti-microbial barrier. We start by anchoring our barrier to the block wall foundation with christmas tree anchors and creating an air tight seal by applying a proprietary MS Polymer sealant around the entire perimeter. Our sealants are designed to perform and adhere to even wet surfaces. Special attention is paid to ensure the perimeter lines are linear and seams are tight. Next, we overlap the barrier by 12 inches and apply 6" seam tape to ensure an air tight interior base. Any areas the are not flat or around curves are given significant overlap and special attention. 

 

To ensure we create proper suction under the membrane we employ a specialty platform to create lift, which ensures better vacuum. Our piping is anchored to the joists with J hook pipe hangars and runs to our exterior location, which is nicely hidden behind a tree. Once the tree blooms in the spring the system will be invisible to anyone that doesn't know it was installed. The systems are very labor intensive and require skill to be applied properly. I see many competitor systems that that use inferior systems, workmanship and are plain wrong. Ensure you are getting what you pay for and beware of the discount installer.
